ABOUT TICA One of the greatest fears of any landlord or agent when renting out their property is that of default tenants. Yet wherever rental accommodation is offered you face the risk of inheriting one of these people who are able to slip through the application system. Personal information provided by a tenant applicant is generally what they are prepared to offer you. It is highly unlikely that an applicant will ever disclose that they owe monies for unpaid rent or damage (or both!) from a previous property rental. Credit checks are handy but they do not advise of a tenant’s past behaviour and attitude towards renting. A good credit history does not equally mean that they are going to be a good tenant. But now there IS such essential information available to any lettings industry professional. The TICA TENANT HISTORY CHECKING SYSTEM is a huge international database detailing tenants who have defaulted within a tenancy. By using the TICA SYSTEM you will be in a position to enquire if an applicant has previously defaulted prior to placing them into your property. This crucial tenancy information is lodged by the very thousands of letting industry members who have joined already. Therefore, as a TICA member you have the opportunity to list your own default tenants which means their chances of renting elsewhere are limited until they’ve made good their discrepancies with you. Members can check whether tenancy applicants have defaulted in a previous tenancy by way of seeing if another member has listed the same applicant’s details on the database as a default tenant (eg. outstanding monies owed). These searches are simply made by entering the applicant’s ID details online to see if there is a matching record, which will also provide the lodging member’s details.  TICA of course strictly adheres to and is in compliance with the Data Protection and Privacy Acts.
