PROTECTING YOUR FUTURE TENANCY HISTORY


One of the greatest assets any individual can have in the renting sector is to have a favourable tenancy history and good track record. It stands to reason that each individual is responsible for their own actions and can dictate their own future by their past actions.

When applying for a rental property letting agents, landlords and tenant referencing agents are mainly interested in your ability to pay the rent and the ability to maintain. In addition they are interested in the past track record of a tenancy applicant and that rent was paid on or before the due date and how you maintained the past properties.

You can help yourself when requiring a future reference by co-operating with your agent during your tenancy. Consider the following:

* Paying your rent on or before the due date

* In the event that you know that you cannot meet the rental payment in a particular period contact your agent/landlord and advise them of your situation before your name appears on an arrears list

* Co-operate with your agent/landlord on periodic inspections

* Report faults with the property promptly

* Avoid being abusive even if an agent can't see your point of view, walk away and approach it again another day when everyone is thinking rationally

* Do not sublet without your agent/landlord knowing about it and providing you with the appropriate approval

* Provide the adequate and proper notice when vacating the property

* Place yourself in an agent’s position and remember they act in the best interest of their client

* Avoid confrontations with neighbours

* Avoid loud and disruptive parties and consider your neighbours. By doing so you avoid complaints against you to your agent/landlord

* Abide by the terms and conditions of your tenancy agreement

* If unsure about anything ask someone with knowledge
